PROJECT DESCRIPTION/EXPLANATION
PROJECT NAME: Bressi Ranch PA 15 Affordable Condominiums
APPLICANT NAME: Lennar Communities
Please describe fully the proposed project by application type. Include any details
necessary to adequately explain the scope and/or operation of the proposed project.
You may also include any background information and supporting statements regarding
the reasons for, or appropriateness of, the application. Use an addendum sheet if
necessary.
Description/Explanation:
The proposed project is for 100 affordable condominium units in Planning Area 15 of
the Bressi Ranch Master Plan. The 2 bedroom units will be approximately 875 square
feet and the 3 bedroom units will be 1,100 square feet. Buildings will not exceed 35'
in height. This project will satisfy the Bressi Ranch Master Plan affordable housing
requirement. At 40 units, the 3 bedrooms comprise 40% of the affordable
condominiums rather than the 10% required by the City Ordinance. Each unit will
have a 12' x 20' garage and an assigned covered or uncovered parking space. Guest
parking will be on-site and on adjacent streets as permitted by the Planned
Development Ordinance.
Four on site recreational areas are provided within the project. This project will be
designed to create a presence on the street wherever possible with design elements
such as windows and entries oriented towards the street or active pedestrian area.
This design will increase public safety by placing "eyes" and activity on the street.
Pedestrian walkways will be integrated to connect this project site to surrounding areas.
