The City of CarlsbadTs Planning Department would appreciate the
opportunity to work with the applicant throughout the Planning

PROJECT LOCATION: West side of El Fuerte Street
PROJECT DESCRIPTION: The applicant is proposing a 2 unit condominium
development on the west side of El Fuerte Street, La Costa, on a
.23 acre parceL. The project will result in a net density of 8 du/ac,
which is in conformance with the General Plan. The site is level and
is devoid of any significant environmental resources. The surrounding
area has been developed or committed to development for' residential use.

The City of Carlsbad has conducted an enviorimental review of the above described project
purusant to the Guidelines for Implementation of the California Environmental Quality
Act and the Environmental Protection Ordinance of the City of Carlsbad. As a result of
said review, a draft Negative Declaration (Declaration of Non-Significant Impact) is
hereby issued for the subject project. Justification for this action is on file in the
Planning Department.
A copy of the Negative Declaration with supportive documents is on file in the Planning
Department City Hall, 1200 Elm Avenue, Carlsbad, CA. Corcrnznts from the public are
invited. Please submit corrrrents in writing to the Planning Commission within Live (5)
