The following questions are posed as they relate to area B-l of Poinsettia Shores Master
Plan Community:
1. Has the Agricultural Mitigation fee been paid? (cond. 14 of mit neg dec for master
plan)?
2. What responsibility/improvements, if any, do we have to complete per the LFMP 9 or
the financing plan?
3. After the map is fmaled, can we have multiple model complex's within B-l ?
4. Are we required to have off-street parking for our model complex?
5. Has the developer met all requirements for archaeo and paleo monitoring and
reporting? Does additional archaeo or paleo monitoring need to be done for the
grading plan which is in process?
6. Has a mitigation monitoring plan been prepared for the site? Does any additional
work need to be done for said plan?
7. Is any additional environmental review required?
8. What drainage district is B-l in? What is 1he fee?
9. What is the expiration of this map? Original expiration date was 6-13-97. Has it been
tolled per AB771?
10. Please confirm addition permits which are required:
• condo plan amendment
• grading permit
• ROW permit
• amendment to coastal permit for grading in rainy season
• amendment to coastal permit for CP(A)
• model complex plan(?)
• others?
11. Are there any affordable housing fees or obligations due to B-l ? Have these fees been
paid for the remainder of the master plan?

12. Are there any conditions placed on other developers which would affect issuance of
building permits or occupancies in B-l?
• rec center
• RV lot
• off-site improvements such as desiltation basin, sewer pump station or street
improvements?
• others?
13. Will the City allow bonds to be posted for B-l (which has one set of engineering
plans) split and posted by two builders?
14. Will the City request review of the master plan? ((It was approved 4 years ago).
15 Can you please verify the fees due under CFD21
