SUBJECT: CT 97-04/CP 97-02/SDP 97-03 - CALAVERA HILLS VILLAGE L-1
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Tentative Map, Condominium Permit, Site Development
Plan, applications no. CT 97-04/CP 97-02/SDP 97-03, as to its completeness for
processing.
The items requested from you earlier to make your Tentative Map, Condominium
Permit, Site Development Plan, applications no. CT 97-04/CP 97-02/SDP 97-03
complete have been received and reviewed by the Planning Department. It has been
determined that the application is now complete for processing. Although the initial
processing of your application may have already begun, the technical acceptance date
is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be
issues that could be discovered during project review and/or environmental review. Any
issues should be resolved prior to scheduling the project for public hearing. In addition,
the City may request, in the course of processing the application, that you clarify,
amplify, correct, or otherwise, supplement the basic information required for the
application.

ISSUES OF CONCERN
Planning:
1. A review of the site constraints map submitted on May 12, 1997 confirms that
slopes of 15% or more gradient with elevation differentials of greater than 15
feet exist on the project site. Accordingly, a Hillside Development Permit shall be
required. Please submit an application for a Hillside Development Permit.
2. Please revise the Site Plan and Tentative Map to provide minimum 10 wide
usable side yards for units 3, 8, 9, 33 and 34. It appears that this can be
achieved for units 8 and 9 by moving the fence line south and east respectively.
3. Please redesign the proposed guest parking spaces #11 and #12 so that
there is greater separation (a minimum of 2 feet) from the proposed fence
line of unit #13.
4. The resubmitted plans show a reduced front yard setback for most of the
units which are located along "B" Street. This revision may have resulted
in a project which does not comply with the required average 15 foot front
yard setback standard (Section 21.45.090(b)(2)(A) of the Carlsbad Municipal
Code) . Please plot front yard setback dimensions to project units for
purposes of determining compliance with this standard.
5. Please delete General Design Note #12 from the Site Plan and the
Tentative Map.
