COMPLETE APPLICATION & INITIAL ISSUES REVIEW
Thank you for applying for Land Use Permits within the City of Carlsbad. Engineering Department staff
has reviewed the tentative parcel map, application No. MS 99-05, as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of the application may have
already begun, the official acceptance date of the application is the date of this letter. Staff may, in the
course of processing the application, request that you clarify, amplify, correct, or otherwise supplement the
basic information required for the application. In addition, design issues exist which must be resolved or
adequately addressed prior to staff making a determination to approve or deny the project. These issues
of concern are as follows:
1. Provide surface drainage patterns on the property, including the rear and side yards. If yard
drains exist or are proposed, show their locations.
2. If all information on the tentative parcel map is existing unless otherwise stated, then state so with
a note on the map.
3. Add the following note on the tentative tract map: This is a tentative parcel map of a condominium
project as defined in Section 1350 of the Civil Code of the State of California. The project
contains a maximum of 2 units".
4. The vegetation in the concrete brow ditch along the east end of the property will need to be
removed. A condition will be added to the minor subdivision approval letter requiring the removal
prior to final parcel map or certificate of compliance recordation. This requirement is for
informational purposes and no response is necessary at this time.
I am still waiting for comments from other departments which are due August 18th. If any further issues
arise, I will notify you. I suggest waiting until at least August 18th before submitting revised plans just in
case additional revisions from other departments are needed. If you have any questions regarding the
engineering issues of concern, please contact me at (760) 438-1161, extension 4324.
Sincerely,
DAVID RICK
