SUBJECT: PUD 03-05 - CARLSBAD OFFICE PARK
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department
has reviewed your request to subdivide an industrial parcel into six lots, application no. PUD 03-
05, as to its completeness for processing.
The application is incomplete, as submitted. Attached are two lists. The first list is information
which must be submitted to complete your application. This list of items must be submitted
directly to your staff planner by appointment. All list items must be submitted
simultaneously and a copy of this list must be included with your submittals, including
five (5) sets of plans. No processing of your application can occur until the application is
determined to be complete. The second list is issues of concern to staff. When all required
materials are submitted the City has 30 days to make a determination of completeness. If the
application is determined to be complete, processing for a decision on the application will be
initiated. In addition, please note that you have six months from the date the application was
initially filed, May 12, 2003, to either resubmit the application or submit the required
information. Failure to resubmit the application or to submit the materials necessary to
determine your application complete shall be deemed to constitute withdrawal of the application.
If an application is withdrawn or deemed withdrawn, a new application must be submitted.

LIST OF ITEMS NEEDED
TO COMPLETE THE APPLICATION
NO. PUD 03-05
Planning:
1. You need to apply for a tentative map application, in addition to the PUD, to divide the
property into six lots.
2. Provide reduced site plan and building elevations on 8 W “x 11” and a location map.
3. Please state in your application if the project is for planned unit development,
condominium project or stock cooperative project.
Engineering:
4. An application for a tentative map (CT) is required in order to process the proposed
subdivision. Please see the planning department application package for submittal
requirements.
5. In addition to those items listed on the TM application, please submit the following items
concurrently with the TM application:
0 A complete current title report dated along with copies of all
easements/encumbrance documents listed in Schedule “B” of the title report.
A Storm Water Management Plan (SWMP) prepared in accordance with the City
standards.

ISSUES OF CONCERN
Fire:
1. The site appears to conform to the minimum requirements for access and driveways.
FIRE would like to comment that we are not necessarily in favor of one driveway for
access.
2. The proposed water delivery system for this site indicates a single Double Detector
Check Valve. CFD shall require a separate DDCA for each building.
3. The applicant must acknowledge receipt of the following attachments regarding
Underground mains for Fire Service and Fire Hydrant supply. All supply mains for
Automatic Fire Sprinklers shall enter the buildings through exterior locations to be
determined and shall not pass under or through any footing or bearing features, no
exceptions.
