LANDSCAPE MAINTENANCE GUIDELINES
IRRIGATION
A. DESCRIPTION
THE IRRIGATION SYSTEM CONSISTS OF A NUMBER OF FUNCTIONING COMPONENTS, WHICH MUST WORK AS A COMPLETE SYSTEM. THE COMPONENTS INCLUDE BUT ARE NOT LIMITED TO: A
BACKFLOW PREVENTER, MANUAL BALL VALVES, AND GATE VALVES, FOR SYSTEM ISOLATION, REMOTE CONTROL VALVES, QUICK COUPLING VALVES, DRIP IRRIGATION, AND ASSOCIATED PIPING. THE
IRRIGATION IS CONTROLLER BY AUTOMATIC CONTROLLER LOCATED IN CONNECTION WITH OTHER SYSTEM MONITORS IN AN ENCLOSURE. THE IRRIGATION SYSTEM HAS A MINIMUM OF 90 DAY
WARRANTEE FROM THE CONTRACTOR, WHICH BEGINS AT THE COMPLETION OF THE MAINTENANCE PERIOD AND FINAL PROJECT ACCEPTANCE.
B. IRRIGATION CONTROLLER SCHEDULING
1. ONE QUALIFIED PERSON SHOULD BE SOLELY RESPONSIBLE FOR SCHEDULING THE OPERATIONS OF THE IRRIGATION SYSTEMS. OTHER MAINTENANCE PERSONNEL SHOULD NOT BE
ALLOWED TO ADJUST ANY PROGRAMS.
2. DRIP IRRIGATION SHALL BE SCHEDULED BETWEEN 8PM AND 6AM, UNLESS WEATHER CONDITIONS PREVENT SUCH. OPERATION OF THE IRRIGATION SYSTEM OUTSIDE THE NORMAL
WATERING WINDOW IS ALLOWED FOR AUDITING, EXTREME HEAT CONDITIONS, AND SYSTEM MAINTENANCE.
3. IN GENERAL, IRRIGATION OPERATIONS SHOULD APPLY WATER DEEPLY, THOROUGHLY, YET INFREQUENTLY. THIS APPROACH HELPS TO ENSURE THE OPTIMUM GROWTH, HEALTH, AND
LONG-TERM SURVIVABILITY OF THE VEGETATION WHILE AT THE SAME TIME MINIMIZING WATER USE.

F. SOIL TYPE
G. PLANT TYPE
H. ANTICIPATED ROOT DEPTH
I. ENVIRONMENTAL REQUIREMENTS
J. SLOPE FACTOR
K. SUN AND/OR SHADE FACTORS
L. IRRIGATION UNIFORMITY AND EFFICIENCY
M. LANDSCAPE ESTABLISHMENT PERIOD FOR NEW PLANTING
N. SEASON
4. IRRIGATION PROGRAMS SHOULD BE ADJUSTED ACCORDINGLY ON A MONTHLY BASIS TO CONFORM TO HEAL THY PLANT GROWTH AND ENVIRONMENTAL REQUIREMENTS. IN GENERAL, THE
RUN TIMES SHOULD BE ADJUSTED BASED UPON HISTORICAL ET AND CURRENT WEATHER CONDITIONS.
5. IRRIGATION PROGRAMS SHOULD BE ADJUSTED ACCORDINGLY TO REFLECT THE CHANGE OF SEASON.
6. IN RAINFALL IS ENCOUNTERED, THE THE IRRIGATION CONTROLLER SHOULD BE TEMPORARILY SHUT OFF. CONTROLLER SHALL BE SHUT OF DURING PERIODS WHEN SOIL IS MOIST DUE TO
NATURAL RAINFALL.
7. A SOIL MOISTURE PROBE SHOULD BE USED MONTHLY IN EACH PLANTER HYDROZONE BY THE SYSTEM SCHEDULER TO DETERMINE ACCURATE SCHEDULING REQUIREMENTS.
8. A CHART SHOULD BE MAINTAINED TO RECORD CURRENT PROGRAMS AND PLACED INSIDE CONTROLLER CABINET.
9. SETUP SEPARATE IRRIGATION SCHEDULES FOR THE PLANT ESTABLISHMENT PERIOD AND THE ESTABLISHED LANDSCAPE.
C. REGULAR IRRIGATION SYSTEM CHECKS
1. INSPECT THE ENTIRE IRRIGATION SYSTEM ON A WEEKLY BASIS. RUN ALL SYSTEMS FROM THE CONTROLLER FOR A MINIMUM TWO-MINUTE TEST CYCLE. INSPECT FOR BROKEN EQUIPMENT.
INSPECT FOR INOPERABLE SYSTEMS AND INOPERABLE OR MALFUNCTIONING EQUIPMENT. REFER TO OPERATING MANUALS FOR TROUBLESHOOTING OF INOPERABLE EQUIPMENT. REPAIR/REPLACE
BROKEN OR MALFUNCTIONING COMPONENTS WITH THE SAME OR EQUIVALENT PART TO MAINTAIN AN AVERAGE IRRIGATION EFFICIENCY.
2. INSPECT SUB-SURFACE COMPONENTS OF THE IRRIGATION SYSTEM ON A MONTHLY BASIS, INCLUDING MAINLINE PIPE, LATERAL LINE PIPE, ISOLATION VALVES, AND VALVE MANIFOLDS.
3. INSPECT WATER METERS, BACKFLOW PREVENTERS, AND PRESSURE REGULATORS ON A QUARTERLY BASIS TO ENSURE PROPER OPERATION. INSPECTIONS FO BACKFLOW PREVENTERS
AS REQUIRED BY REGULATORY AGENCIES ARE A SEPARATE REQUIREMENT.
4. RANDOM SOIL MOISTURE PROBING SHOULD BE DONE MONTHLY TO A DEPTH OF 24". A SATURATED CONDITION IS AN INDICATION OF DRAINAGE PROBLEMS OF EXCESSIVE IRRIGATION AND
SHOULD BE REPORTED AND CORRECTED IMMEDIATELY.
PLANTING
A. DESCRIPTION
THE PLANT MAINTENANCE CONSISTS OF ALL TREES. SHRUBS, GROUNDCOVERS, AND VINES CONTAINED WITHIN THE LIMITS OF DEFINED PROJECTS. SURFACE MULCHES ARE ALSO
CONTAINED WITHIN THIS SECTION.
B. TREE PRUNING
1. ALL TREES ARE TO BE MAINTAINED IN A SHAPE AS CLOSE TO THEIR NATURAL FORM AS POSSIBLE.
2. ALL TREES SHOULD HAVE LOWER BRANCHES REMOVED TO ALLOW AN 8-FOOT CLEAR SPACE AT THE TRUNK.
3. DEAD AND CROSSING BRANCHES SHOULD BE REMOVED BACK TO THEIR PONT OF ORIGIN.
4. BRANCHES SHOULD BE PRUNED IN TOUCHING OR GROWING NEAR BUILDING FEATURES. DO NOT ALLOW BRANCHES TO GET NEAR ENOUGH TO GLASS TO CAUSE BREAKAGE.
5. TREE ARE NEVER TO BE RADICALLY TOPPED, HAT-RACKED, OR CUT BACK.
6. ALL BASAL SUCKERS AND SPROUTS SHOULD BE REMOVED IMMEDIATELY
7. PRIMARY-PRUNING OPERATIONS SHOULD BE DONE DURING THE WINTER MONTHS
8. ALL PRUNING MUST BE DIRECTED BY A QUALIFIED MAINTENANCE TECHNICIAN WITH AT LEAST FIVE YEARS OF EXPERIENCE
C. TREE FERTILIZATION
1. TREES SHALL BE FERTILIZED WITH 'GROWPOWER' 12-MONTH TIME-RELEASE 7-GRAM 12-8-8 FERTILIZER TABS YEARLY IN FEBRUARY. THE FERTILIZER SHALL BE APPLIED PER THE
FOLLOWING PROCEDURES:
-MEASURE TREE TRUNK 14" ABOVE GRADE; FOR EACH~· CALIPER OF TRUNK, USE THREE 7-GRAM TABLETS.
-AUGER OR DIG HOLES 6-10" DEEP AROUND TREE'S DRIP LINE. PREVENT DAMAGE TO IRRIGATION LINES.
-PLACE ONE TABLET PER HOLD, DIVIDING TABS EQUALLY AROUND PERIMETER OF TREE. REFILL HOLE WITH SOIL, COVER WITH MULCH AND APPLY WATER TO REFILLED SOl.
D. TREE STAKING
1. UNLESS TREES ARE ALREADY EXISTING AND ESTABLISHED, TREE STAKES AND TYING MATERIALS WILL BE FOR NEW AND REPLACEMENT TREES ONLY.
2. TREE STAKES AND TIES SHOULD BE MAINTAINED TO PROPERLY SUPPORT TREES FORA PERIOD NOT-TO-EXCEED ONE YEAR. THE GOAL OF STAKING IS TO HELP THE NEW TREES BECOME
SELF-SUPPORTING.
E. SHRUBS, VINES, AND GROUNDCOVER PRUNING/TRIMMING
GENERAL PRUNING SHOULD BE DONE LATE IN WINTER. MINOR PRUNING CAN BE DONE AT ANY TIME. THE GOAL OF THE PRUNING IS TO REMOVE DEAD BRANCHES AND ALLOW FROWTH FORM.
SOME BASIC PRUNING GUIDELINES ARE AS FOLLOWS:
1. SHRUBS SHOULD NOT BE CLIPPED INTO INDIVIDUAL BALLED OR BOXED FORMS, AND SHOULD INSTEAD BE TREATED AS MASSES.
2. VINES SHOULD BE PRUNED TO CONTROL GROWTH AND DIRECTION AND SHOULD BE KEPT INBOUNDS, AND NOT ALLOWED TO GROW OVER WINDOWS, GATES, OR OTHER AREAS IN THE
WAY OF PEDESTRIANS. STRAY OR UNDESIRABLE BRANCHES LEADING INTO THE PATH OF HUMAN TRAVEL SHOULD BE REMOVED.
3. ESTABLISHED GROUNDCOVERS BORDERING SIDEWALKS OR CURBS SHOULD BE EDGED AS OFTEN AS NECESSARY TO PROVIDE A CLEAN, CRISP LINE AT TIMES.
F. WEED CONTROL
1. WEEDS SHALL BE REMOVED ON A REGULAR BASIS, EITHER MANUALLY OR CHEMICALLY AS IS FEASIBLE.
2. WEEDING SHALL BE DONE WEEKLY DURING THE PEAK GROWING EASON.
3. WEEDING SHALL BE DONE MONTHLY DURING WINTER MONTHS.
G. MULCH
1. KEEP MULCH AREAS CLEAN AND FREE OF DEBRIS. CLEAN UP SHALL BE DONE ON A WEEKLY BASIS.
2. REPLACE MULCH AS NEEDED IN KIND
3. ALL PLANTING AREAS SHALL BE MAINTAINED WITH A MINIMUM OF 3" UNIFORM DEPTH OF MULCH.
H. DISEASE/PEST CONTROL
1. IF DISEASES, PESTS, OR OTHER PROBLEMS ARE OBSERVED, A QUALIFIED HORTICULTURIST OR ARBORIST SHOULD BE CONTRACTED TO INSPECT AND AREA IN QUESTION, AND PROVIDE AN
EVALUATION WITH TREATMENT RECOMMENDATIONS AND MONITORING.
2. BIOLOGICAL CONTROLS OR INSECTICIDAL SOAPS SHOULD BE CONSIDERED AS A PRIMARY MEANS OF TREATMENT. SOME INSECT-SUSCEPTIBLE PLANT SPECIES, SUCH AS HIBISCUS, MAY
REQUIRE APPLICATION OF SPECIFIC CONTROLS AS PER THE CERTIFIED PEST CONTROL ADVISOR.
3. ALL CHEMICAL CONTROLS MUST BE APPLIED UNDER THE STRICT SUPERVISION OF A CALIFORNIA PEST CONTROL ADVISOR.
