Description/Explanation: Project is a modification to existing approved project CT 15-04 I RP 15-06. Modifications include a proposed use change from office to residential units on the 2nd and 3rd floors. The existing 2nd floor open office space will be modified into 4 separate residential condominium units and the 3rd floor will be modified into 3 separate residential condominium units. The overall size and footprint of the building are to remain the same as originally approved. The exterior finishes have been slightly modified to give the building a more residential feel. The grading permit for the existing project has been issued (GR160004) and is planned to be maintained for construction. Additionally, the landscape plans have also been approved under CT 15-04, RP 15-06 and DWG 489-9L. No changes are proposed within this application. The original approved project requested 23 parking in-lieu fee credit spaces. The proposed residential modification reduces the overall commercial space therefore reducing the total number of requested credit spaces to 12. All residential unit parking spaces are proposed on site.
