© STAFF REPORT DATE: October 28, 1981 TO: Planning Commission FROM: Planning Department SUBJECT: CT 81-1/CP-14 6 - CALSO - 60 UNIT TENTATIVE TRACT MAP AND CONDOMINIUM PERMIT LOCATED ON THE SOUTH SIDE OF LA COSTA AVENUE BETWEEN EL CAMINO REAL AND NUEVA CASTILLA WAY IN THE RDM ZONE. I. DISCUSSION This application was originally submitted on February 1, 1980. During staff review, a number of concerns were raised regarding the design and grading of the project. Although the applicant indicated that he would redesign the project addressing staff's concerns, no new plans were submitted to staff and the applica- tion was subsequently withdrawn on January 6, 1981. A new application was submitted on January 15, 1981. The site plan had the same problems as before and again the applicant in- dicated that a redesigned site plan would be submitted. Nearly a year has passed and no revised plans have been submitted. Staff believes the applicant is not serious about developing the pro- perty at this time and staff is recommending that this application be denied without prejudice. II. RECOMMENDATION It is recommended that the Planning Commission adopt Resolution No. 1886 DENYING WITHOUT PREJUDICE CT 81-1/CP-146 based on the findings contained therein. This time limit can only be extended by the mutual concurrance of the applicant and the City. By accepting applications for tentative maps concurrently with other applications; i.e.. Environmental Assessment, Environ- mental Impact Report, Condominium Plan, Planned Unit Development, etc., the fifty (50) day time limit is often exceeded. If you wish to have your application processed concurrently, this agree- ment must be signed by the applicant or his agent. If you choose • not to sign the statement, the City,will not accept your application for the tentative map until all prior necessary entitlements have been processed and approved.
