Preliminary review of your project was conducted on February 16, 1990. Listed below are
the issues raised by staff. Please note that the purpose of a preliminary review is to
provide you with direction and comments on the overall concept of your project. The
preliminary review does not represent an in-depth analysis of your project. Additional
issues of concern may be raised after your application is submitted and processed for a
more specific and detailed review.
1. As proposed, the project exceeds the number of units allowed per Growth
Management. 14 dwellings is the maximum allowable.
2. Clustering is strongly encouraged to give interest to the site plan.
3. Private streets must be 30 ft. wide.
4. When more than 12 units are proposed on a private street, garages must be setback
a minimum of 20 ft.
5. Recreational vehicle storage must be provided when more than 10 units are
proposed.
6. A 20 ft. front yard setback must be provided.
7. Cross sidewalk drainage is not acceptable.
8. Retaining walls should be shown onsite.
9. A hillside development permit will be required.
