HomeMy WebLinkAboutCT 93-01; Carrillo Ranch Village J; Tentative Map (CT)c August 10, 1993 TO: BRIAN HUNTER, SENIOR PLANNER FROM: Associate Engineer A A ^A ,j\ VIA: Principal Land Use Engineer U_ _ COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT RANCHO CARRILLO - VILLAGE J, CT 93-01 The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are incomplete and unsuitable for further review due to the following missing or incomplete items: 1. Please identify slopes that are to be maintained by homeowner associations as easements on the tentative map. 2. Please provide a table showing all existing easements to correspond with those identified in the preliminary title report. The table should include the date, file number, and future disposition of each easement. 3. Please identify on the map the offsite easements required for the storm drain. 4. Please provide a detail showing typical lot drainage. 5. Please submit a hydrology study in accordance with the requirements of the Master Plan. In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. There is a discrepancy between the 40 scale exhibit and the typical street sections for the right-of-way width of the entrance street. The Master Plan indicates the right-of-way width for this street as 76'. 2. A left turn pocket for Carrillo Way for westbound to southbound traffic to Village S will be required. Please indicate if this improvement will be a part of this tentative map or if it is included with other improvements. 3. Please clearly indicate which improvements on Carrillo Way, if any, are a part of this tentative map or part of another improvement project. 4. There appears to be a grade break of almost 2% at the south end of the entrance street. Please indicate if a vertical curve is present at this location. 5. The width of Lot 17 is shown as 20', which does not meet the minimum lot width of 33'. 6. Please identify the extension of the sewer and storm drain lines, and their connections to existing systems, as "stand alone", that is, without assuming that the adjacent tract will be developed. 7. The storm drain at the west end of "A" Street is in a sump condition and requires a fail- safe secondary outlet. 8. Please indicate the location and direction of flow of the brow ditch above Lot 28. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review. If you have questions regarding any of the comments above, please contact me at extension 4380.
