The Planning Department has continued review of your Tentative Map and Planned Development, application no. CT 93- 08/PUD 93-07, as to its completeness for processing. The items requested from you earlier to make your Tentative Map and Planned Development application no. CT 93-08/PUD 93-07 complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. Fire management issues must be resolved. The Fire Department has indicated that the resolution of issues is pending further discussion. Please pursue resolution of these issues. 2. Please submit Tentative Map on 24" X 36" sheets for manageability. 3. Show the location and height of noise walls on the Tentative Map. Also, the design details of the noise barriers must be shown. 4. Resubmit new tentative map/exhibits showing all previously agreed to changes including building envelope exhibits and tentative maps. 5. Revise retaining wall language on the tentative map consistent with the master plan. 6. Please submit revised landscape plans. 7. Please revise the plotting matrix, of the design guidelines, pursuant to agreed changes. 8. Please submit a revised exhibit showing agreed maintenance responsibility for open space areas. 9. Please revise the building envelope exhibit to reflect the proposed 15' minimum front yard setback pursuant to your proposed affordable housing incentive package. ENGINEERING: 1. None.
