The Planning Department has reviewed your Tentative Map and Planned Development Permit, application nos. CT 94-02/PUD 94-01, as to its completeness for processing. The items requested from you earlier to make your Tentative Map and Planned Unit Development application nos. CT 94-02/PUD 94-01 complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. We have reviewed the revised elevations and floor plans submitted. It appears plans meet the requirements of the Small Lot Guidelines. Please revise the Architectural Guideline Compliance Summary to reflect the changes made on the plans. I have enclosed a redline copy of the summary sheet. 2. Please note that the proposed chain link fencing on the project is not acceptable. Other fencing materials including wood, block, stucco, wrought iron or other similar fencing materials should be considered. 3. The noise report submitted concludes that no outside noise mitigation is necessary to meet City noise standards but that interior noise mitigation would be necessary. The project would be conditioned to comply with the noise mitigation measures in the noise study. PACIFIC POINTE ARCHITECTURAL GUIDELINE COMPLIANCE SUMMARY GUIDELINE 1. WHERE (3) TWO-STORY UNITS OCCUR IN A ROW AND THEY ARE SITUATED LESS THAN 15 FEET APART, AT LEAST (1) UNIT MUST HAVE A SINGLE STORY BUILDING EDGE NOT LESS THAN 10 FEET IN DEPTH. 2. WHERE (3) TWO-STORY UNITS OCCUR IN A ROW AND THEY ARE SITUATED 1 5 TO 20 FEET APART. AT LEAST (1) UNIT MUST HAVE A SINGLE STORY BUILDING EDGE NOT LESS THAN 5 FEET IN DEPTH. 3. PER PROJECT, 33% OF ALL UNITS SHALL HAVE A SINGLE STORY EDGE A MINIMUM OF 40% OF THE TOTAL PERIMETER. 4. PER PROJECT, 50% OF ALL UNITS WITH A LOT FRONTAGE OF 45 FEET OR LESS MUST HAVE (3) SEPARATE BUILDING PLANES ON THE FRONT ELEVATION. 5. PER PROJECT, 50% OF ALL UNITS WITH A LOT FRONTAGE OF 45 FEET OR LESS MUST HAVE (3) SEPARATE BUILDING PLANES ON THE REAR ELEVATION. 6. PER PROJECT, 50% OF ALL UNITS SHALL HAVE ONE SIDE ELEVATION WITH A 7 FEET AVERAGE SIDEYARD SETBACK. 17. THREE-CAR GARAGES LIMITED TO 75% OF THE TOTAL UNITS WHERE AVERAGE LOT SIZE IS 5,000 SF OR LESS. 8. 50% OF EXTERIOR DOOR AND WINDOW OPENINGS SHALL BE PROJECTED OR RECESSED A MINIMUM OF 2 INCHES. 9. EACH PRODUCT SHALL EXHIBIT DIRECTIONAL VARIETY IN ITS ROOF FRAMING.
