RE: CT 94-02 (TENTATIVE SUBDIVISION MAP)
Dear Mr. Quon:
In response to your inquiry regarding the proposed grading of Lot 1, we offer the following information.
The proposed grading of Lot 1 is designed to match the elevation at our westerly property line to avoid
grading on the adjacent property. The proposed pad elevation for Lot 1 is 43.1. The existing elevation at
the easterly line of the proposed Lot 1 is approximately 39. There is an existing four foot elevation
difference across Lot 1.
Due to the existing topography of the site and the existing streets, import fill is needed to properly drain
all of the lots to the adjacent streets in accordance with City of Carlsbad requirements and sound
engineering standards. Although the proposed grade of Lot 1 adds to the import quantity, lowering the Lot
1 pad would not totally eliminate the import requirements.
In summation, the Lot 1 pad is designed to an elevation which best incorporates the proposed unit with
the adjacent existing property.
