PROJECT ISSUES STATEMENT
PACIFIC POINTE, CT 94-02/PUD 94-01
The Engineering Department has completed its review of the resubmitted project application for
completeness and/or engineering issues. The project application is now complete for the purpose of
continued Engineering review. The project application does contain some engineering issues or concerns
which remain to be resolved by the applicant. All engineering issues should be fully resolved or
addressed prior to resubmittal of the project for our review. The outstanding engineering issues or
concerns are as follows:
1 . The City could not find a letter from the Soils Engineer in the project submittal package of March
18, 1994. The applicant's transmittal letter of March 18, 1994, referenced such a letter to
address the proposed location of the drainage swales within the side yards to be less than 5' from
the buildings.
2. City standards require that the driveway apron for access to the adjacent parcel at the west end
of Olive Avenue must be located a minimum 3' clear distance from the property line. Also,
please identify on the tentative map the existing curb inlet located at the end of Olive Avenue.
3. The City requires lot drainage to the street be conducted as surface flow, and strongly
discourages the use of yard drain systems, except in those cases where no other alternatives are
possible.
4. Please identify the improvements on the tentative map as "existing" or "proposed", and not as
"future".
5. Please have the assigned CT and PUD numbers for this project inscribed at the upper right corner
of the tentative map.
The above noted issues are of normal concern. These concerns may be transmitted to the applicant
without the benefit of a project meeting. Also attached is a redlined check print of the tentative map.
This plan should be given to the applicant for corrections and changes as noted. The applicant must
return the redlined print with the corrected plan to assist us in our continued review. If you have any
