LOCATION: Between Olive Avenue and Date Avenue, east of Garfield Street, west
of the railroad tracks.
BRIEF DESCRIPTION: A six-unit residential subdivision on seven lots.
ENGINEERING ISSUES AND DISCUSSION
TRAFFIC AND CIRCULATION
Projected Average Daily Traffic (ADT): 10ADT/unit x 6 units = 60 ADT
There are no major traffic issues associated with this project. Each of the 6 residential lots
will contain a driveway with direct access to either Olive Avenue or Date Avenue. Conditions
of this project will require street improvements along the project frontage on both Olive
Avenue and Date Avenue. These improvements will include paving, sidewalk, curb, gutter,
and street lights.
Each residential lot will also contain one guest parking space. A private 4' wide easement will
be provided for pedestrian access to the recreational area.
SEWER
Sewer District: Carlsbad Municipal Water District
Sewer EDU's Required: 1 EDU/unit x 6 units = 6 EDU's
Sewer service to this project will be provided by existing sewer lines on both Olive Avenue
and Date Avenue.
WATER
Water District: Carlsbad Municipal Water District
EDU's Required: 220 GPD/EDU x 6 EDU = 1,320 GPD
Water service to this project will be provided by existing water lines on both Olive Avenue and
Date Avenue.

Preliminary Geotechnical Investigation performed by: Geocon, Inc., January 14, 1994
No major grading or geotechnical issues were identified or discussed in the geotechnical
report.
DRAINAGE AND EROSION CONTROL
Drainage Basin: Agua Hedionda Watershed
Erosion Potential: Low
There are no major drainage issues associated with this project. Half of this project will drain
towards Olive Avenue, which drains easterly to an existing outlet structure and storm drain
located at the end of the cul-de-sac. The other half of this project will drain towards Date
Avenue, which drains in an easterly direction. There are no existing storm drain structures
on Date Avenue.
LAND TITLE
Conflicts with existing easement: NO
Easements dedication required: YES
Site boundary coincides with Land Title: NO
This project includes the dedication to the City of areas along the project frontage on both
Olive Avenue and Date Avenue to provide standard right-of-way widths. Additionally, a 12.5'
wide public easement will be dedicated to the City for an existing sewer line that runs along
the western edge of the project site.
IMPROVEMENTS:
Offsite improvements: YES
Standard Variance Required: NO
Nearly one half of the cul-de-sac bulb on Olive Avenue was previously improved as a condition
of the condominium development located on the opposite side of the street. Conditions of
this project will require the construction of offsite improvements to complete this cul-de-sac
bulb.
