as such, I am familiar with the books, minutes and records of the
Corporation; that no provision of the Articles of Incorporation or
Bylaws of the Corporation requires that any action or signature of
the Corporation be attested by a corporate officer; that there is
no provision in the Articles of Incorporation or Bylaws of the
Corporation limiting the power of the Board of Directors to adopt
the hereinafter stated resolutions; that the following is a true
and accurate copy of resolutions duly adopted by the Board of
Directors of the Corporation, on October 14, 1996 either at a duly

This Tentative Map package follows and anticipates the approval of the Master Plan
and General Plan Amendments (MPA 139F and GPA 96-05). The tentative map
includes five of the master plans villages with a total of 382 homes within an area of
188.34 acres.
• Village E has a RM land use, growth management density of 5.4 du/ac, 95
residential lots (minimum 3,500 square feet.) and two recreation lots (7,300
square feet).

• Village F has a RM land use, a growth management density of 4.0 du/ac, 99
residential lots (minimum 4,500 square feet) one recreation lot (4,365 square
feet) and two access points to the master plans trail system. Village F has an
additional emergency access to Palomar Airport Road at the east end of Street
E-D.
• Village G has a RLM land use, a growth management density of 2.4 du/ac,
39 residential lots (minimum 7,500 square feet) and four access points to the
master plan trail system two of which are interior paseos with a total area of
6,500 square feet. This village has private streets with a gated entry and an
emergency access out its north end.
• Village K has a RLM land use, a growth management density of 3.3 du/ac,
92 residential lots (a minimum lots size of 5,000 square feet and an average
lots size over 7,500 square feet) and two access points to the master plan trail
system. All lots along Street K-B have a full 60 foot lot width (like a
standard subdivision) with standard 10 percent lot width side yard set back.
This street has also been left open at its terminus with a view into the hillside
open space.
• Village P has a RM land use, a growth management density of 4.0 du/ac, 57
residential lots (minimum 4,500 square feet) and one recreation lot (5,175
square feet), two access point to the master plan trail system. These village's
street system is almost identical to the existing approved tentative map for
this village.
Recreation areas with in the individual villages make up 80 percent of the total
recreation area requirement (based on 100 square feet/unit). The remaining 20
percent of the requirement is provided by the network of trails that tie all individual
recreational areas and the community facilities together. Beyond the recreation lots
there is an additional 92.2 acres in other open space lots with in the tentative map.
