Description/Explanation. This application is to subdivide two (2) parcels of land bordered by Adams and Magnolia Streets into nine (9) single family lots. These lots as designed, are consistent with City requirements and policies. .Add|%lonall^p.^li^^te would be comparable in design, size and use to existing lots in the immediate neighborhood. The subject lot sizes would range from 7650 square feet to 15,220 square feet. The property fronts two streets which are substantially different in their required improvements, we are proposing that developmentjake place in two . ,., phases. The first on Magnolia Street, the second on Adams Street This two ... phase development would also accomodate the sensitive nature of an m-fill project. A Site Development in addition to a tentative plan'is being submitted toshow the development of Second Dwelling Units to satisfy the project affordable housing requirement. To be stapled with receipt to application Copy for file t STATEMENT OF AGREEMENT TENTATIVE SUBDIVISION MAP CITY OF CARLSBAD The Subdivision Map Act and the Carlsbad Municipal Code sets a fifty (50) day time restriction on Planning Commission processing of Tentative Maps and a thirty (30) day time limit for City Council action. These time limits can only be extended by the mutual concurrence of the applicant and the City. By accepting applications for Tentative Maps concurrently with applications for other approvals which are prerequisites to the map; i.e., Environmental Assessment, Environmental Impact Report, Condominium Plan, Planned Unit Development, etc., the fifty (50) day time limits and the thirty (30) day time limits are often exceeded. If you wish to have your application processed concurrently, this agreement must be signed by the applicant or his agent. If you choose not to sign the statement, the City will not accept your application for the Tentative Map until all prior necessary entitlements have been processed and approved. The panhandle lots are adjacent to developed areas within a large block of developed property where alternative access from other public streets is not available. 2. All lots have code required access to the adjacent public streets. 3. All lots meet or exceed the minimum square footage as required by City Code. 4. The length of the access portion of all the panhandle lots meet or exceed the code requirements. 5. Driveway improvements will be per code and lot drainage will be directed from each lot to the adjacent public street drainage system. 6. Box 1633 Carlsbad, CA 92008 Subject: Site Reconnaissance Carlsbad Tract CT-97-07 Tentative Map of Nine Lot Subdivision Magnolia Avenue & Adams Street Carlsbad, California Dear Mr. O'Gara: In response to your request, we have performed a surface reconnaissance of the subject site. Our site visit revealed the predominately flat 2.1 acre site is occupied with an avocado grove. The property is bordered by Magnolia Avenue to the south, Adams Street to the east, and is encompassed by residential properties. We are familiar with soil conditions hi the area having performed soil engineering services on similar housing tracts on Valley Street and Locust Street. Topsoils exposed at the site were loose silty-sands (plowed ground). Cut slopes exposures on adjacent properties were medium dense to dense silty-sands of the Coastal Terrace Deposit. In our opinion, the Coastal Terrace Deposit is generally suitable for support of residential construction provided compressible top soils are removed to firm native ground and recompacted during the grading phase of the project.
