Re: Lot 165 of Carlsbad Tract 91-12, Mariners Point Unit 1,
According to the Map thereof No, 133 54, filed in Office of
the County Recorder for San Diego County, California, on
January 24,1997, also know as Parcel "D"
Dear Mr. Detisch:
I am in receipt of your letter dated July 12, 2000, regarding the above-referenced property. In
your letter, you write: "We are uncertain of the title to Parcel D."
My research indicates that the above-referenced Lot 165 is coterminous with Parcel "D." Fee
simple title to Lot 165 was conveyed by Bramalea California, LLC, a California limited
liability company, to Mariners Point Community Association, a California non-profit, mutual
benefit corporation ("Association"), by Grant Deed dated June 18, 1997, recorded August 27,
1997. A copy of the deed is enclosed herewith.
Based on the enclosed deed and an informal title search, it is the belief of Lennar Homes of
California, Inc., that fee simple title to Lot 165 (aka Parcel "D") presently is vested in the
Association.
If you have any questions regarding the foregoing or any other aspect of the Bums'
ownership of their residence at 1250 Veronica Court, Carlsbad, please contact me.
