Subject: DWG 401-9C: Substantial Conformance
Dear Mr. Grim:
Submitted for your review are the revised sheets of CT 98-14 which reflect the changes discussed
in our meeting with Clyde Wickham on April 16, 2003. Per Mr. Wickham's direction, we are
submitting the TM sheet for the revisions which affect the Lonicera Street portion of Phase 2
because there are no site-plan impacts, and the SDP sheet for the revisions which affect the
Lemon Leaf Drive portion. When approved, we understand that replacement mylar sheets for
both sheets of both the TM and SDP will be submitted (four sheets, total).
The modifications requested include the following:
• Revised grading of lots 31 through 35
This change is made in accordance with on-going negotiations with Mr. Tabata to resolve
outstanding easement and accesses issues affecting the both his property and the subject property.
The proposed change will resolve a boundary issue between the two owners and does not affect
the Thompson/Tabata Site Development Plan.
• Deletion of the single-family residential unit on lot 40 and replacement with a storm
water detention basin
Due to off-site constraints, the storm water detention basin previously located on the off-site
parcel immediately east of lot 40 must be located within the project's boundaries. As a result, the
residential unit originally planned for lot 40 will be removed from the Site Development Plan and
will therefore reduce by one the total number of units to be constructed within the project. The
total number of lots will not decrease, as Lot 40 will remain a legal lot, just not a residential lot.
• Addition and/or realignment of storm drains to and from Lot 40.
The relocation of the detention basin necessitated the realignment of storm drains to channel
storm water to the basin and then out to the existing storm drain in Poinsettia Lane. The drain
lines have been designed to lay perpendicular to the slope to facilitate installation. The basin has
been engineered such that there will be no increase in flows into the existing Poinsettia drain.

• Lot line shifts for lots 36 through 47, and the addition of three retaining walls.
This modification was necessary to accommodate the mandatory 20' access road for
maintenance. The plotting of the residential units was adjusted with the lot line changes.
