MEMORANDUM 615-0&6
To: Gregg Linhoff, Standard Pacific RECEIVED
From: Andrew Oven, Wilson Engineering SB3 Q7 |PC!9
CITY OF CARLSBAD
Date: September 7, 1999 PLANf4ii«G DEFT,
Subject: Preliminary Water System Layovit for Thompson Property
in City of Carlsbad
This memorandum is an update to the September 10, 1998 memorandum to you on the
same subject. Since about one year ago, the Thompson property site plan has
incorporated an additional property in the northeast quadrant of the project, and the
site plan has been modified to reflect the land plan for this area. This update shows
the new lot configuration and addresses the preliminary water service layout for the
project.
The Thompson property is located in the southwestern quadrant of the City of
Carlsbad, east of Interstate 5. Poinsettia Lane bisects the northern portion of the
project, and Alga Road is just to the east of the project.
The proposed project is within two water service zones: the 550 Zone and the 375 Zone.
Existing water facilities for both zones are located within Alga Road and within
Poinsettia Lane. Water lines for both the zones also exist along the northern property
boundary of the project. Along the west and south borders of the property, existing
water service is provided by the 375 Zone.

Exhibit A, attached to this memorandum, provides a schematic of the recommended
water system layout for the proposed Thompson property development. The majority
of the property is intended to be served from the 550 Zone with looping connected to
Poinsettia Lane. The western and southern portion of the project is intended to be
served by the 375 Zone with looping connections to the existing 8-inch 375 Zone water
main in Alyssum Road and also in Rose Drive. On the north end of the project, north
of Poinsettia Lane, the two proposed cul-de-sacs are intended to be served by the 550
Zone extending from the existing 550 Zone facilities north of the project.
There is an existing 8-inch 375 Zone water main that traverses the middle of the
property in a north-south direction. It connects between Poinsettia Lane and existing
Rose Drive. This existing 8-inch water line is intended to be abandoned and removed.
The loop that it currently creates will be replaced by the loop provided by the 375 Zone
piping connecting between Alyssum Road and Rose Drive.
Static pressures in the 550 Zone service area are expected to range between 106 psi
and 148 psi within the Thompson property. For the 375 Zone service area, static
pressures are expected to range between 63 psi and 78 psi. The preliminary pipe sizes
shown on Exhibit A are adequate to provide domestic and fire flow requirements to the
subdivision. The expected fire flow requirement for this project is 1,750 gallons per
minute for a single-family residence.
Please contact us if you have any questions regarding our preliminary layout of water
facilities.
