As requested earlier, pavement treatments in the form of stamped concrete should be provided at the pedestrian crossings and at the entrances to each 24 foot private driveway. Please show these on the site plan as well as landscape plan. 2. Address sound wall at northern portion of Melrose Avenue. The wall appears to stop short of the project boundary. Also identify the walkways purpose in this same area. This area seems to be a remnant from a previous design. The landscape plan also lacks information about this area. There should also be a break in the wall in this general area to allow pedestrian access to Melrose and Palomar Airport Road. This could be in the form of a security gate that only residence could use. 3. Driveway profile on sheet two of site plan shows a six foot building setback where the plans and private drive conditions on sheet 1 show a five foot building setback with a garage door being setback six feet. Please correct to show six foot garage door setback. 4. The trees proposed along Melrose Avenue do not match the Streetscape palette provided in the Master Plan. Master Plan calls for Torrey Pine whereas the proposed plan identifies Fern Pines. 5. Show fence and fence type on landscape plan between Phase I and Phase II of Village 6 on landscape plan if one is proposed. 6. There is a lack of recreation amenity provided for the younger aged residents. The seven station fitness area would probably be better utilised as a multi-use court incorporating a handball and basketball court together and possibly a volleyball court (turf area large enough to accommodate one) as well. 7. The use of decomposed granite for the tot lot areas sounds like a hard surface for tots to play on. Provide a softer material like sand or other material approved for these types of areas. 2075 Las Palmas Dr. l Carlsbad, CA 92009-l 576 - (760) 438-1161 l FAX (760) 438-0894 @ 8. Provide plans for the amenities to be provided in the tot lot areas. Also provide a picnic table at the tot lots in lieu of, or in addition to, the benches. 9. The landscape plan does not identify guest parking space 25-S, between buildings 15 and 16. 10. As previously requested from the Engineering Department, please show a setback from the top of the slope to the proposed adjacent boundary line, in accordance with city standard GS-14. If you have any questions regarding the above, please give me a call at 438-l 161, extension 4447.
