Dear Bob:
Attached herewith is a substantial conformance exhibit for the referenced project.
The exhibit has been prepared to show changes we propose with the final
engineering drawings. Following is a summary of these changes, with our
justification for each.
The subdivision boundary for the project has been revised to exclude the area of
Brigantine Drive granted to the City as part of the Ocean Bluff development. The
City has accepted this dedication in fee. Therefore, this parcel is no longer part
of the Roesch property ownership. We have attached a copy of the recorded
deed for your reference. This change will be reflected on the final map and
grading plans for the project.
Several lot lines have been revised. Lot lines behind Lots 16 through 21, and 1
through 4 include a "saw tooth" pattern commonly used to keep property lines at
the top of slope. The tentative map did not reflect this technique. The change in
lot lines does not affect how the project is graded. Without use of this technique,
up to ten feet of flat area would be created on the opposite side of the lot lines,
leading perhaps to errors in fencing location and potential property line disputes.
In addition, the side property lines between Lots 1 through 4 and 16 through 19
were adjusted to eliminate retaining walls. The side lot line between Lots 11 and
12 was also adjusted to increase the rear yard setback to the toe of slope and
fire zone on Lot 12.
