HomeMy WebLinkAboutCT 98-20; James Canyon Estates; Tentative Map (CT) (22)June 22, 1999 TO: ANNE HYSONG, ASSOCIATE PLANNER FROM: Ken Quon, Associate Engineer PROJECT ISSUES STATEMENT JAMES CANYON ESTATES, CDP 98-90/CT 98-20/HDP 98-22 The Engineering Department has completed its review of the resubmitted project application for completeness and/or engineering issues. The project application is now complete for the purpose of continued engineering review. The project application does contain some engineering issues or concerns which remain to be resolved by the applicant. All engineering issues should be fully resolved or addressed prior to resubmitting the project for our review. The outstanding engineering issues or concerns are as follows: 1. Please note that the drainage area along the sideyards is to be designed to provide a positive drainage of 2% to swale a minimum 5' away from the face of building. If this is not possible, the applicant's soils engineer must provide a letter indicating their approval of the proposed drainage design. 2. Several section lines are referenced on the plan view of the tentative map but their details are not found on the plans. Please add these details to the plans, especially section C-C. 3. Curb outlets are limited to one per lot, as opposed to Lot 4, which is shown as containing two outlets. 4. Please provide an explanation for providing and for sizing the detention basin, as it does not appear in the hydrology report. If the detention basin is definitely required, the applicant must address how this basin is to be maintained, as the City will not take on this responsibility. 5. Please provide on the tentative map detail drawings of the energy dissapator and of the weir at the detention basin.
