Permit for Temporary Sales Office/Trailer
We are the developer of a 12 unit, single family residential tract, #98-20, located at the end of
James Drive in Carlsbad. We have completed all offsites and arc just beginning construction of
the homes. We would like to set up a Temporary Sales Trailer and conduct sales activities at this
location as soon as possible.
Due to the limited availability of space at this project, coupled by the fact that we are building
out all twelve homes at the same time, we would like to locate our Temporary Sales Trailer on a
property adjacent to our project. The owners of that property have agreed to our proposed use
and have rented to the property to us.
After reviewing the details of our "proposed" submittal with members of your Planning and
Building departments, I submitted all pertinent information required, and/or requested. I am
including a copy of my letter, dated June 1, 2001, which details our Sales Trailer Permit
submittal, and addresses any of the concerns or issues pertinent to locating the trailer on a parcel
adjacent to our subdivision, following my prior discussions with your staff.
Unfortunately, we received a denial of our Permit request from you Planning Department on
Friday, 6/15/01, based, on the City's standards, Section 21.53.085. It states that we "may
operate a temporary real estate office for the purpose of selling lots in the subdivision only."
The Planner for our project, Anne Hysong, suggested that we request your approval to allow us
the use of the parcel adjacent to the project for our Temporary Sales" location. We request that
you grant us the approval allowing us to obtain the permit and operate a temporary sales office,
at the adjacent parcel

Permit for Temporary Sales Office/Trailer
We are herewith submitting our application for a Sales Office/Trailer Permit. Please be
advised that we will be locating a Commercial Coach, (to be utilized as our sales trailer),
on one of the properties adjacent to our project, which is owned by Jerry and Bob
Rombotis. I am submitting two copies of the following information.
> Location Map; showing location of our project, James Canyon Estates, and the
adjacent parcel, APN #207-130-37, the property we are renting, the proposed
location of the Commercial Coach/Temporary Sales Office
> Site Plan of the Rombotis' property; showing the proposed location of the
Commercial Coach/Temporary Sales Office.
> Executed Rental Agreement between the Rombotis' Brothers and Hallmark
Communities/Vista Highlands, LLC, the Rental Agreement is currently in effect
and terminates at the completion of sales activities, or September 30,2002,
whichever date occurs sooner. The Certificate of Insurance covering The
Rombotis' Brothers and their property is included as well.
> Design Calculations; approved, signed and stamped by the State which details the
installation and tie-down system for the Commercial Coach.
> State Approved Plans for the Access Ramps to be used in compliance with ADA
requirements.
With regard to the utilities to the Commercial Coach, please be advised that we will be
utilizing electricity from our Temporary Construction Power Pole. We are unable to
hook-up to the City sewer system from this location and request that you approve the use
of a Porto Potty that meets ADA standards and requirements.

We request your approval for the use of street parking. Our project, and the adjacent
property, (the proposed location of the Temporary Sales Office/Trailer), arc at the end of
the cul-de-sac on James Drive. Traffic on James Drive is minimal, street parking would
not create any additional concerns, as there is no "through" traffic.
We appreciate your cooperation and assistance in reviewing, and approving the enclosed
materials and your issuance of a Permit for our Temporary Sales Office/Trailer. Please
