Please submit these items by August 11, 1999. 1. Please provide reductions of the architectural plans which reflect the full size sheets. Be sure to include the height of the structures on the building elevations. 2. Please submit a reduction of the landscape and fencing plans. As you are aware, a letter of opposition to the project, dated August 4, 1999, has been submitted by the surrounding property owners. A copy of the letter was picked up by your office yesterday. A second letter was received today, and is enclosed. In light of the mounting opposition, you may want to request a postponement of the tentative Planning Commission hearing date currently scheduled for September 1, 1999 so that you can discuss alternative project designs with the neighborhood group. In addition, I would like a copy of the computer generated images of the proposed development which you mentioned that you are preparing. Attn: Barbara Kennedy, Seaview Project Planner Re: 9 Lot subdivision of Seaview APN 167-070-04 Thank you for this opportunity to voice our concerns over the Seaview 9-Lot development in Carlsbad by MSK Development. Our desire is to give appropriate and professional input into your final presentation and decisions concerning this project. We are striving to provide specific and viable solutions to accompany our criticisms. It is our intention to supply additional information in a timely manner. We have hired an outside Engineering Consultant whose finished analysis will be available at the end of this week. It will be delivered immediately upon receipt. To note some particulars, the forthcoming analysis will include alternatives for grading, fill and drainage concerns. The criteria of Aesthetics will be addressed taking into account the view shed as well as continuity of the design to provide a less disruptive environment within the existing neighborhood. To build a development solely upon the maxim allowable standards and codes does not always interpret into “good design”. We are pleased to know that the State of California’s Environmental Quality Act provides protection from undue impact of new development, following specific criteria set forth by State law. Kindly re-evaluate this current project as submitted and allow room for mediation of our concerns. It is possible to create a quality project that does not take away from many and give to one. With compromise this development can complement and enhance our neighborhood and city. We are looking forward to continued co-operation.
