To Whom It May Concern:
A. 1. We are the applicants on the following described property:
That certain portion of Lot "j", RANCH AGUA HEDIONDA, in the City of
Carlsbad, County of San Diego, State of California, according to Partition Map
thereof, No. 823 on file in the office of the County Recorder of said County, and
described in Deed to Wayne Willard Connor, recorded June 21,1957 as Document
No. 92974 in Book 6632, page 183 of official records of said County, described as
follows:
BEGINNING at the most Easterly corner of said Connor's land; thence along the
southeasterly line thereof, South 35d 51' 13" West (Record South 34d 00' West)
961.42 feet to a point in the Easterly Right-of-Way line of that certain San Diego
County Road, as shown on Map of Road Survey No. 1800-65, on file in the office
of the County Surveyor of said County; thence along said Right-of-Way line as
follows:
North 14d 01' 47" West 355.38 feet; North 1 Id 15' 00" West 751.73 feet to the
beginning of a tangent 35 feet radius curve, concave Easterly; Northerly along the
arc of said curve, 38.12 feet through a central angle of 59d 07' 48" and leaving the
arc of said curve, North 1 Id 07' 07" West 11.59 feet to a point in the Northerly line
of said Connor's land; thence along said Northerly line North 69d 51' 13" East
(Record North 68d 00' East) 217.01 feet to the most Northerly corner of said land;
thence along the Northeasterly line thereof, South 54d 00' 47" East (Record South
56d 00' East) 720.00 feet to the point of beginning.

EXCEPTING THEREFROM that portion granted to the City of Carlsbad in that
certain Deed filed in the office of the County Recorder of said San Diego County,
August 25,1961 as File No. 87-482007 of official records.
The property is owned by the Horace & Dolphine Flekins Trust (Horace H. Felkins, Trustee).
The property is currently zoned R-A-10. No change in zoning is proposed.
2. We are not requesting any incentives for the inclusion of affordable housing in our project.
3. A site development plan is also enclosed.
B. 1. The City of Carlsbad Inclusionary Housing regulations require that at least 15 percent of the
housing in the project be classified as affordable. This map shows 19 total housing units.
Fifteen percent of this total would be 2.85 units of affordable housing. We propose to
provide 3 affordable units in the form of "granny flats" incorporated into the full sized units,
similar to the concept approved on Pacific View Estates on Wintergreen and Donna Drives.
2. The units will be 421 square feet in size, incorporated into a 3210 s.f. home.
3. The "granny flats" will be distributed through the project, located on Lots 10,14 and 16.
4. The tenure of unit affordability will be 50 years.
5. The units will be constructed at the same time as the neighboring units.
