A preliminary review of your project was conducted on August 13, 1998. Listed below are
the issues raised by staff. Please note that the purpose of a preliminary review is to
provide you with direction and comments on the overall concept of your project. The
preliminary review does not represent an in-depth analvsis of your proiect. Additional
issues of concern mav be raised after your application is submitted and processed for a
more specific and detailed review.
Planning
The proposed land use is not consistent with the uses allowed within the Carlsbad Airport
Centre Specific Plan (SP 181 (A)). This area is defined as Area 1 which is designed for light
and medium industrial uses. This area does not allow the proposed uses and would require
an amendment to the Specific Plan. Staff is aware that there are other Area 2 parcels
within the Park, but are not supportive of exchanging the designations.
Staff does not support the proposed use because it conflicts with the Specific Plan and will
reduces the amount of land available for industrial uses. There are Travel/Recreation
Commercial land use designated properties within the City that are appropriate for a hotel
uses. Please find a General Plan Map enclosed for your reference. There is also concern
regarding the over concentration of hotel uses in the industrial parks and that the use of
the hotels will be from users outside of, and not related to, the industrial park.
