The southern portion of the project faces Palomar Airport Road, which is approximately 20 feet lower in elevation than the building pad, and is separated from the street by an existing landscaped slope consisting of shrubs and eucalyptus trees. The northern portion of the site is also a slope consisting of native vegetation. The adjacent parcels to the west and the east are developed with 2-story and 3-story office buildings. The proposed project will consist of five 2-story shell tilt-up buildings for future multi-tenant office use. The buildings will vary in area from 11,520 square feet to 17,600 square feet, with a total combined area of 71,920 square feet. Parking is provided at the ratio of 4 per 1000 square feet. The buildings will be grouped as a campus with parking located around the perimeter. Walkways, generous plantings and a central water feature unite the buildings into an appealing pedestrian environment. The building elevations have been designed with complexity of texture and color. The visual scale of the concrete panels and fenestration has been reduced by using reveals to divide the panels into smaller modules, by adding two colors of slate tile to all elevations and by adding radius details at the parapets and window sills. Covering the entry to each building will be a metal-faced canopy painted to match the window mullions and frames.
