Based on the contents provided, the following comments are submitted for your and the applicants consideration for the proposed project: 1. Due to the length of the driveway, the applicant should consider two access points from Owens Avenue. Dual driveways will provide an additional access for safety vehicles and reduce the length of a single entrance driveway. 2. The driveways throughout the site must maintain a minimum of 24' clearance. The cul-de- sac bulb must conform to a 32' radius to the back of the parking spaces. 3. The applicant must secure and show proof of a parking agreement with SDG&E for that area within the 200' easement. 4. The applicant must ensure that the roof drains do not drain over the slope bank and should be tied into an approved storm drain system. 5. The plan does not show topography or proposed grading quantities. A grading permit may be required. 6. The project must comply with the provisions of the National Pollutant Discharge Elimination System (NPDES) program. 7. The applicant should check with the Fire Department relative to the length of the driveway access and potential fire hydrant locations 8. The applicant should check with the Carlsbad Municipal Water District for water service requirements. If you have any questions or need further clarification, please contact me at extension 4354.
