SUBJECT: CARLSBAD AIPORT CENTRE, LOT 10
A preliminary review has been completed. Following are our comments:
Sewer service to this location may be obtained by extending sewer laterals from
the buildings to the existing 10-inch sewer pipeline crossing the property within
an easement. The existing sewer easement is represented on the exhibit map
and is aligned along the extension of Owens Avenue. Developer should verify in
advance that the depth of the existing sewer is such that a gravity pipeline can
be connected to it from the buildings. The parking lot may need to be adjusted to
provide access to the existing manhole on the 10-inch sewer at all times.
Water service may be obtained from the existing 10-inch ACP pipeline in Owens
Avenue. If the Fire Marshall requires additional onsite fire hydrants for the
project, then a public water system shall be designed to supply water to the fire
hydrants.
Any onsite public water pipeline, fire hydrants and water services shall be
contained within a minimum 20-wide easement dedicated to CMWD.
Any landscaping shall be designed to be irrigated with recycled water in
accordance with CMWD requirements. Recycled water supply pipelines are
currently not available to this site, but plans are being made to construct them.
