HomeMy WebLinkAboutCT 99-20; Carlsbad Airport Center Lot 10; Tentative Map (CT) (39)CITY OF CARLSBAD ENGINEERING DEPARTMENT LAND USE REVIEW June 19, 2000 TO: VAN LYNCH, ASSOCIATE PLANNER FROM: Glen Van Peski, Consultant Engineer VIA: SKIP HAMMANN, PRINCIPAL CIVIL ENGINEER - LAND USE REVIEW RE: REVISED TENTATIVE MAP MYLAR CT 99-20 PUD 99-09 PIP 99-03 CARLSBAD AIRPORT CENTER LOT 10 I have received and reviewed the latest copy of the Revised Tentative Map forwarded on June 14 for review. Engineering has the following comments for the applicant to assist in their preparation of the final engineering plans and map for the project. 1. The final plans and map will need to include an access easement to provide access to all water meters. This easement should be reflected on the revised tentative map mylar. 2. The private sewer line will be constructed to public standards per Condition 44. The sewer main should be an absolute minimum of 5 feet from any building, with 10 feet separation preferred. Deepened footings for the buildings and/or stronger sewer pipe may be required in final design to ensure that the building does not load the sewer line. 3. The Revised Tentative Map should show the location of the water meters and the location of the services at the buildings, but not connect the two. Likewise, the location of the fire service lines should not be shown on the Tentative Map - only the riser location at the building, and the location of the detector check valves. The location of the fire service lines between the detector check valves and the buildings will be prepared as shop drawings by the contractor and submitted for review with appropriate calculations. 4. The detector check valves for Lots 2 and 5 should be relocated adjacent to the valve for Lot 1, to provide better access for Fire Department personnel. All detector check valves must be clearly marked with the addresses of the buildings they serve. 5. The westerly fire hydrant should be relocated to the currently-shown location of the detector check valve for Lot 3 to provide for better visibility and access. 6. The Lot 3 detector check valve should be relocated adjacent to the Lot 4 valve. The water meter for Lot 3 should be relocated adjacent to the meter for Lot 4 at the end of the waterline. A parking space may have to be removed to make space for the relocated meter and detector check valve. Carlsbad Airport Center Lot 10 Page 2 of 2 I met with Bill Plummer on the earlier revised Tentative Map, and with Mike Smith on both revised Tentative Maps. If the applicant has any questions on comments 3 through 6 they can contact Mike Smith directly. The developer will be required to provide 1000 gpm minimum out of each of the two fire hydrants onsite.
