Van, here are the revised conditions...
Here are CMWD conditions:
1) The developer shall be responsible for all fees, deposits and charges which will be collected before
and/or at the time of issuance of the building permit. The San Diego County Water Authority capacity
charge will be collected at issuance of application for any meter installation.
2) The developer shall provide potable, recycled and fire flow water demands in gallons per minute and
estimated sewer flow in million gallons per day to the Deputy City Engineer - Utilities.
3) The developer shall design and construct all potable and recycled water, sewer and fire hydrants to
current City of Carlsbad Standards. The developer shall maintain all fire systems including fire hydrants to
remain consistent with current City of Carlsbad standards in the future.
4) The developer shall design all landscaping to be irrigated with recycled water per CMWD standards
and City ordinances.
5) The developer shall prepare a colored recycled water use map and submit this map to the Planning
Department for processing and approval by the Deputy City Engineer - Utilities.
6) The following note shall be placed on the final map:
"This project is approved upon the expressed condition that building permits will not be issued for
development of the subject property unless CMWD has adequate water and sewer capacity available at
the time development is to occur, and that such water and sewer capacity will continue to be available until
time of occupancy."
7) All potable and recycled water meters shall be placed within public right-of-way.
8) A fire flow system shall be required for this industrial development and it shall be constructed as a
looped system. The developer shall complete the looped water system by tying into the existing water line
on Edison Place, north of the subject project.
9) The developer shall finance and coordinate the construction inspection, by City inspectors, of the
public sewer, potable and recycled water and fire hydrants with the City of Carlsbad.
10) The developer shall verify that existing sewer easement, that is to be quitclaimed by CMWD, serves
no purpose and that Lot 9 has suitable access for utilities.
