PROJECT DESCRIPTION
The Montesorri Arts and Sciences School is located at 3016 Highland Drive on the southeast corner of Carlsbad Village
Drive and Highland Drive. North, south, east, and west of the site are single family homes within and R-1 zoning designation
and RLM General Plan land use designation. Further west along Carlsbad Village Drive are commercial office and municipal
uses within the Residential Professional (RP) zoning designation and Office and Government (0 and G) General Plan land
use designations.
The Montesorri Arts and Sciences School 0. 7 acre campus consists of a circular driveway with 12 parking stalls accessed
off of Highland Drive, a 3,491 square foot building used for classrooms, and approximately 10,000 square foot of outdoor
yard area. CUP-01-12X1(A) currently approves an accommodation of 49 elementary school aged children grades 1-6.
The applicant is requesting an approval of a modification to "Condition #4" of the approved CUP-01-12X1(A) to broaden the
school aged children from grades 1-6 to 3yr-61h grade. The maximum approved number of 49 students is to remain
unchanged. The purpose of this request is provide pre-school students an opportunity to seamlessly graduate into an
existing elementary school curriculum, while at the same time allow Montesorri Arts and Sciences School an opportunity to
internally fill our elementary program with existing students.
The following existing approved schedule shall be utilized for arrival and departure (start/dismissal) times of the school:
• Track I -8:30AM I 3:00 PM
• Track II -8:50AM I 3:20 PM
• Track Ill-9:10AM 13:40 PM
With the number of maximum students (49) remaining unchanged, there will not be any adverse traffic impact on the street
system, and the 12 existing parking stalls remain adequate to accommodate the school's capacity of 49 students and four
(4) staff members.

California, at 6:00p.m. on Wednesday, August 5, 2015, to consider a request for the following:

DESCRIPTION: Request for an amendment to Conditional Use Permit CUP 01-12x1(A) to broaden the
approved student accommodations from grades one through six, to three years old through sixth grade
for the Montessori Arts and Sciences School located at 3016 Highland Drive in Local Facilities Management
Zone 1. The City Planner has determined that the project belongs to a class of projects that the State
Secretary of Resources has found do not have a significant impact on the environment, and is therefore
categorically exempt from the requirement for the preparation of environmental documents pursuant to
Section 15061(b)(3).
Those persons wishing to speak on this proposal are cordially invited to attend the public hearing and
provide the decision makers with any oral or written comments they may have regarding the project.

date.

Dear Mr. Christer Westman:
Thank you for speaking with me on July 15th regarding my inquiry on amending our CUP for 3016 Highland Drive. As 1
mentioned on the phone we are currently allowed 49 (1'1 through 61h grade) aged children on our site. We would like to
explore the possibility of administratively amending our CUP to add 3 to 6 year olds to our student age group. As 1
mentioned during our conversation we are not looking to increase the number of students at our campus. We are seeking
to add the flexibility of admitting the younger children at our school.
Please share this request with your team and let me know if this would be feasible. In addition, if the above is feasible
what would the process and submittal look like if we decided to pursue the proposed amendment?
