Project Name: Fire Station No. 6

background information and supporting statements regarding the reasons for, or appropriateness of,

Description/Explanation:
The proposed project site for Fire Station No. 6 is located north of Cadencia Street and
approximately 260 Ieet west of the new Rancho Santa Fe Road in Carlsbad, California. The site
is bounded by the old Rancho Santa Fe Road alignment/easement to the west, a new proposed
road alignment/easement to the north, and sparsely vegetated open areas to the south and east.
The proposed site will be sec~red with concrete masonry pilaster and tube steel fencing assembly
at east, south, and west perimeters and accessed by an automatic sliding site gate. Bio-swale will
be provided at those perimeters to provide a natural drainage system. A large portion of the site
will be concrete paving to achieve a drive-through configuration for fire apparatus. Ten parking
spaces will be located within the gated perimeter to facilitate parking for each shift change. One
standard and one accessible parking space will be provided just outside the security gate for
visitors.to the station. The proposed Fire Station No. 6 will have no pedestrian access. Vehicular
access will be available from a proposed access drive that will be linked to future Rancho Santa
Fe Road.
The proposed Fire Station No. 6 will be a two-story, 6,182 square foot station with two, single-
deep apparatus bays, dormitories for a crew of four and administrative support spaces. It will be
Type-V Non-Rated construction with automatic sprinkler system. It will be wood frame
construction with concrete masonry apparatus bays. Exterior finish materials will be plaster and
stone veneer. Roofing material will be standing seam metal roofing.
The design of the proposed Fire Station No. 6 was driven by its residential location. The building
massing and use of materials gives the station a more residential appearance rather than an
institutional facade. Deep roof overhangs to the east and west of the proposed Fire Station No. 6
and trellis structure to the west fa de protects the glazing from a direct sun light while breaking
down the overall scale of the proposed building.

REQUEST AND LOCATION: Proposed is an approximately 6,200 square foot, two story fire
station. The proposed facility would accommodate up to four personnel and two apparatus vehicles.
The fire station would be built on a 0.5 acre city-owned parcel, located approximately 300-feet west
of recently constructed Rancho Santa Fe Road and about 0.5 mile south of San Elijo Road. While
the site has been previously graded, it is surrounded by open space preserve. Proposed access to the
fire station across this preserve would utilize an existing access and utilicy easement, featuring a
graded dirt road, which runs along the north boundary of the site to recently constructed Rancho
Santa Fe Road. This existing easement would be improved to accommodate fire vehicles. A zone
change and an amendment to the La Costa Master Plan is proposed for the project. A minor
adjustment to the 1995 City of Carlsbad/Fieldstone/La Costa Associates Habitat Conservation
Plan/On-going Multi-Species Plan for Properties in the Southeast Quadrant of the Cicy of Carlsbad,
California, the document which governs the surrounding open space preserve, is proposed primarily
to allow project access.
LEGAL DESCRIPTION: That portion of Section 31, Township 12 South, Range 3 West, San
Bernardino Base and Meridian, in the Cicy of Carlsbad, Councy of San Diego, State of California
described in the corporation grant deed from the Daon Corporation to the Cicy of Carlsbad, a
