describes the outstanding issues on the project. Please make changes as necessary and resubmit
the revised plans at your earliest convenience.

Please add to the summary table the required (1,399.92) and provided employee eating
area. The required eating area is based on the building total area of 23,332 square feet.
At least 60% of the eating area requirement must be located outdoors, with the remaining
40% of the required area allowed to be located indoors. Please show the square footage
of the eating areas on the siteMoor plans. Please show eating area amenities on the
landscape plans, amenities should include at minimum tables and chairs and trash
receptacles.
Please submit a materials board for the proposed project.
Please indicate the number of square feet in the equipment storage area and add the area
to the building total square footage.
Based on the new plans, 29 parking spaces are required. Please revise plans to include
the necessary parking spaces. At minimum, one tree per five parking spaces in required
for the parking lot. Please revise plans to include landscape islands in the parking area.
See redline plans for an example of how parking areas are typically landscaped.
Please dimension the front yard setback on the site plan as shown on the redlined check
prints.
Please remove allowable area, multi story increase, total allowable area, and area increase
from the summary table on the site plan. Please add eating area required and provided to
the site plan summary table.
Please add the General Plan designation of the site (PI) Planned Industrial, to the
summary table on the site plan.
Please add a red material treatment to the metal facia at the top of each of the new and
existing building elevations. The additional color will help breakup the facade and will
better tie the existing building with the new building.
Please consider relocating the existing chain link fencing in the front yard to the south to
provide necessary turn around space for vehicles when the gates are closed.
It appears that there is additional landscaping with the building expansion proposal.
Please revise landscape calculations, if necessary.
Please add landscaping west of the proposed parking area on the west side of the site.

ENGINEERING:
1. The layout of the parking area in the vicinity of the existing concrete gutter that is shown
on the site plan does not match the layout of the landscaping plan. To meet pollutant
mitigation requirements, we suggest directing runoff from the existing concrete gutter to
flow through a landscape area, such as a parking island, rather than retrofitting a dirt
swale in the brow ditch. Please see the check prints for details.
2. Please note the removal and replacement of the driveway apron fronting Camino Vida
Roble.
3, The proposed gate should be located so that in the event the gate is closed, vehicles have
an area to turn around as opposed to backing out onto Camino Vida Roble.
