Description/Explanation:
SCOPE OF WORK:
In conclusion, the scope of work includes the demolition of an existing 4,747 SF.
equipment building and the construction of a new 16, 132 SF.building addition housing
equipment only.
PHASE 1
The proposed building addition described below, is located on 21 75 Camino Vida Roble,
Carlsbad, Ca. Otherwise known as Lot 15 of CT. 73-49 (CC&F Palomar Airport
Business Park) Unit No. 1 Map 854 Recorded 12-3 1-74 County May 27, 1887.
The proposed project is composed of a two story building addition on Zone PM with
occupancy S-2 and a maximum height control of 36’. The addition is to be adhered to an
existing Pacific Bell equipment facility. This Facility is composed of three existing
building segments with a total area of 28,439 SF. Each building segment represents a
Different growth stage that reflects the community’s necessity for tele-cornlines. These
tele-com lines translate into a physical necessity for Switchboards and back-up
equipment. The newest growth stage encompass the building addition located within the
site’s south area. The total area for this new addition reflects a growth of
18,132 SF.
PHASE 2
The second stage of the project, involves the demolition of the building structure located
within the north area of the site. This stage will eliminate 4,747 SF. of equipment space,
therefore providing a building coverage ratio of 45% as noted on the site
plan (Sheet Al).
