DISCUSSION
The applicant is proposing the subdivision of a 4.15 acre parcel, located on the southw; st corner of Caniino Vida
Roble and El Cavino Real. Thi: two resulting lots wj.11 vary
in area from 1.67 to 2.48 acres. The subject property is
relatively level, having been previously graded, and is devoid
of any flora, fauna or any significant envircxrlental resources.
In addition to the parcel split, the applicant is also
requesting a Conditional Use Permit for a 2160 square foot
banking facility. The structure and required parking will
cover only approximatel; a third of the sitc. The remainder
of the site will be reserged for a larger bank 1)uilding wh.i-ch
is proposed in approximately 3 to 5 years. Thio future bank facility would require a new conditional use permit.
Since the property is essentially flat, only a very minor
amount of additional grading will bc: necessary. would not affect any environmental resources. This yrdding

It is recommended that a Declaration of Negat :.vc Environmental
impact be issued for the project based on the following
justification:
JUSTIFICATION
1) The subject property has been previously disturbed and
significantly altered.
No significant or unique environmental resources exj-st
on the sitc or would be affected by the proposed
project.
