Airport and Yarrow Drive. Dear Mr. McRoskey, Your project was reviewed by the Planning staff, and as proposed we could not recommend apprcval, as it does 'not conply with the requirements of the Carlsbad Zoning Ordinance. Staff feels that you have several options in regards to this project. This project could be redesigned to comply with the requirements of the P-M Zone. This would require a landscaped area of at least-10' width along all interior sideyards and rearyards. If you wish to proceed with the project as proposed, staff could support the project as air space industrial condominiums with common ownership of all buildings and a11 of the parking and landscape areas. Staff could also support this project if it was developed as four postage stamp lots and one common lot which encompassed all the landscapincj and parking areas. Staff could support these options rather than your proposal, because they .would ,encourage a comprehensive development of the site. Your ' proposal would result in four separate ownerships which would probably result in conflicts and requests for plan changes at a later date due to differing development plans. ,Staff also noted that your project cocsisted of a bank and three large office buildings. You should be aware that office use in the P-M zone is limited to offices which do not serve the general public, such as adminstrative headquarters. / 3 ?' d' *Staff has concerns about..the proposed driveway access on to Palo- I mar Airport Road. Before.we can further comment on this proposed Pd access and conditions for its approval it will be necessary to discuss the matter in detail with our Engineering and Fire Departments.
