1, Approve the proposed lot split subject to the following

easterly right of way line of El Camiw, Real and
the easterly line of the ultimate 3.26-Eoot right OF way be dedicated to the City. i i

C. That access rights to El Camino Real be dedicated
to the City except at one. location to be approved
by the City Engineer,
That temporary access to El Camino Real from Parcel
"A" be permitted at two locations until such time
as the permanent access in Item "C" is constructed.

E. That full street improvements including paving,
curb, gutter, sidewalk, street lights and street
. trees be constructed for the outer 30 feet of the
ultimate 63-foot half street width.
That the developer reimburse the City far the cost

as part of the El Camino Real widening project.

DISCUSSION :
- On May 7, 1968, a tehtative map of Carlsbad Industrial Park
containing approximately 54 acres was approved by the City
1969 another tentative map for Carlsbad Industrial Park was
approved by the Planning Commission. The second tentative map covers the northerly 29 acres of the original Industrial Park.
The southerly 26 acres have been sold to Western Land and
Development Company who wish to- split the property as shown on
the attached Exhibit "A".
. Council, Subsequently, development plans changed and on June 24,
El Camino Real is designated as a prime major arterial
highway with 126 feet of right of way in the City General Plan.
Access to streets of this classification should be controlled
due to the high traffic volumes which they must handle. This
was taken into consideration in the approval of the May 7
tentative map which provided interior access to all parcels.
Exhibit "A" shows the relation between the original road scheme
and the subsequent proposals.
