gl;// 6fh) RE: Use Permit (Eugene Chappee)
Dear Sir:
We are unable to attend this hearing in person and are sorry. It is our
understanding that some changes are being made in the Conditional Use
Permit posted for a junk yard on an easement adjacent to our property
in Carlsbad on Ponto Drive.
A. This property has been for sale by a local realtor
for $3OO,OOO.OO for some time and we are wondering
if this has anything to do with the changing of the
permit amendments.
6. The property for the use it is now being used has
been out of perspective for use as a junk yard, unless
all conditions of the City of Carlsbad are met---fire
protection, height limits, easement restrictions (ours) etc.,
parking for public use (not on our easement.)
C. A wall (fence) is constructed on our railroad easemt
which must be removed.
D. General plan does not show junk yard use, etc.
E. Road, fire plug, fire protection & water, sanitation, etc.
were all to be done for conditional use permit as 1 remember.
Nothing has been dons. The place is a mess. We are for
removing it entirely, if conditions established in 197?
are not met. .
F. The road easement is crowded as it is used by several
businesses and no improvements are being made, (only by
us in 1974 whsn we cmstructd the mini-storage units.)
We do not use this easmt for car storage or parking as
we wish our facility to improve the area appearance, not run
it down as the Chappee property does.
G. We do not wish to clean up the road at the cost of each small
property mer, while the present Owner (Chappee) sells out and
gives the problem to the new clwners. Let's make the user pay
for those conditions which we spoke of at the public hearing
and complied with.
Under no condition should a junk yard be allowed without road improvement,
better appearance (cleanup and pol icing of area) fire protection, removal
of wall from our easement and all the other things mentioned. The city should
not allow such a thing to exist.
This is our feeling entirely,
.-
