I have reviewed the site plan proposal of the above mentioned project. I can foresee,
based upon the drawing you provided, a number of building department concerns.
Primarily the plan shows a conversion of an existing single family residence to church
school classrooms without proposing any modifications to the building.
The change in use is an alteration which requires the facility to be accessible to people
with physical disabilities. This in itself implies that a number of alterations to the site and to
the interior of the building will be required.
Secondly, the new use of the building will result in a new building code classification of either
A-3, B-2, E-1, E-2, or E-3. These classifications present side yard and possibly rear yard
setback problems related to the fire resistivity of those walls and the deck. I won’t go into the
variables associated with this problem. There are too many to list depending upon how the
building is eventually classified.

It should not be construed that this is a complete list of the building department’s issues
which will eventually be raised during the plan check process. It is my recommendation that
the owner have a licensed architect review the floor plan and determine for the owners how to
bring the building into compliance with the applicable code requirements and the fire department
concerns.
