SUBJECT: PROPOSED EDWARDS CINEMA EXPANSION - PLAZA PASEO REAL
Dear Steve:
' This correspondence is in response to your inquiry to Christ= Westman of the Planning
Department. This item was referred to me as I was involved with the Plaza Paseo Real shopping
center and the adjacent City Library. During ums&ruction of the project, several planned parking
spaces were lost, thereby reducing the availability of excess parking.
The propod expansion of the Edwards Cinema by 200 seats would result in a parking
requirement of 40 spaces (1 space per every 5 seats). The 2,761 square fa retail area was
allotted 13.8 spaces, leaving an increased parking requirement of 26.2 spaces. Therefore,
according to this assessment, the proposed Edwards Cinema expansion would not meet the
requirements of the Parking Ordinance.
Should you wish to pursue the praposed expansion through a formal application, an amendment
to the existing Site Development Plan (SDP 83-ll(A)) would be necessary. This amendment
would need to identify additional parking supply or the appropriate reduction in square footage
