SUBJECT: HDP 02-1O/CDP 02-42 - DUNN RESIDENCE
The Environmental Impact Assessment and Notice of Intent to Adopt a Mitigated Negative
Declaration for the subject project have been completed and are attached for your review during
the 30 day public review period. The subject site is an infill lot located within the boundaries of
the Mello I1 segment of the LCP on the coastal bluffs above Buena Vista Lagoon. The project
requires remedial grading on steep slopes not containing sensitive vegetation due to
undocumented fill placed on the site more than 30 years ago. The grading will stabilize a
buildable pad for placement of a single family residence, garage, and second dwelling unit and
result in the preservation of the majority of the parcel in open space.
