SUBJECT: HDP 02-1O/CDP 02-42 - DUNN RESIDENCE
The items requested from you earlier to make your Hillside Development Permit and Coastal
Development Permit, applications no. HDP 02-10 and CDP 02-42, complete have been received
and reviewed by the Planning Department. It has been determined that the application is now
complete for processing. Although the initial processing of your application may have already
begun, the technical acceptance date is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there are remaining
items/issues that need clarification. Any issues should be resolved prior to scheduling the project
for public hearing. In addition, the City may request, in the course of processing the application,
that you clarify, amplify, correct, or otherwise, supplement the basic information required for the
application.
The City asks that you provide 10 complete sets (civil and architectural) of the development plans
addressing the attached list of itemshssues so that the project can continue to be reviewed.

Planning:
1. Remove the pillars from the northern slope. No structures beyond the cantilevered
balcony deck are permitted on or above the slope.
Please add side yard dimension between the western property line and the garage. 2.
Engineering:

Label curb, gutter and/or sidewalk on Highland Drive if it exists;
Provide a typical detail of the retaining wall showing drain location and size of
footings;
Show where the overhead utility line crosses Highland Drive;
Plot the cross sections on the site plan; and
Recheck the topography. The contour lines provided on the City plans appear to
be more accurate than those depicted on the development plans.
Label the invert elevation of the sewer lateral at the property line. Also, identify the
percent slope grade of the pipe as well as the diameter of the pipe.
Include the proposed storm drain in the scaled profile of the slope and determine the
vertical distance between the bottom of the retaining wall and top of pipe. Also, align
the storm drain on the site plan in accordance to the alignment shown on the City
construction plans (DWG 413-9). In addition, the plans call for a 36” RCP storm drain
yet the site plan indicates that a 24-inch pipe is proposed. Please correct the plans
accordingly.
Show the proposed 20-foot dedication of a new public utility easement to be aligned with
the new location of the storm drain. Also, plot a proposed water easement around the
water meter consistent with the City construction plans (DWG 413-9). Indicate with a
note that the existing easement will be quitclaimed and delineate the portions of
easement to be quitclaimed.
Show direction and percent flow of pad drainage. According to the soils report, no
drainage shall be directed to flow over the slopes and drainage ditches shall be installed
at the top and toe of the slope. According to the construction plans on file with the City,
two 6” PVC stubs in the main 36” drainpipe will be provided for connecting to a yard
drainage system. If you plan to utilize these stubs, then show proposed yard drains,
pipes, and connections. The surface of the pads shall be graded so that surface flow is
directed toward the street as a backup system in case the drains or inlets clog.
