HomeMy WebLinkAboutHDP 02-10; Dunn Residence; Hillside Development Permit (HDP) (3)February 26,2003 James Dunn 4316 Cassanna Way, #305 Oceanside, CA 92057 SUBJECT: HDP 02-1O/CDP 02-42N 02-04 - DUNN RESIDENCE Dear Mr. Dunn: The Planning Department has reviewed the plans submitted by Gary Lipska illustrating the required remedial grading, realignment of the storm drain, and the proposed single family residence and garage. With the remedial grading, the plans indicate that the garage would extend over the top of slope and administrative variances would still be necessary to accommodate the proposed development. The Planning Department has determined that findings can be made to exclude the Hillside Development Regulations standard prohibiting regrading of 25+% slopes due to the necessary remedial grading, and to exempt the project from the .7:1 top of slope setback standard to enable reasonable development of the property. The Planning Department cannot, however, support development of the garage over the manufactured 2:l slope or the requested administrative variances to reduce front and side yard setbacks. This is based on our determination that there is adequate room to allow reasonable development of a single family home and garage on the available pad area exclusive of setbacks. Please revise plans to conform to the above determination and resubmit with the other items requested in the City’s incomplete letter regarding this project dated October 10, 2002.
