Highway 101, Suite A Sol ana Beach, CA 92075 Attention: Mr. Wayne Pasco SUBJECT: Hillside Development Permit - HDP 89-13 Lot 693 of La Costa Meadows Unit #4 Williams Residence - P.E. 2.89.10 Dear Mr. Pasco: The City has completed a review of the application for a Hillside Development Permit for grading to accommodate a residence, driveway, and parking area on lot 693 on Obelisco Circle. It is the Planning Director's determination that the project is consistent with the City's Hillside Development Ordinance, Chapter 21.95 of the Carlsbad Municipal Code and therefore APPROVES this request based on the following: Findings: 1. Hillside conditions have been property identified on the constraints map which show existing and proposed conditions and slope percentages. 2. Undevelopable areas of the project, i.e. slopes over 40%, have been property identified on the constraints map. 3. All development is designed to minimize grading and utilize the flattest portion of the site for the residence. 4. No development will occur in the undevelopable portions of the site. 5. The grading design minimizes disturbance of hillside lands. 6. The project design substantially conforms to the intent of the concept illustrated in the Hillside Development Guidelines Manual as follows: a) Residence pad is sited on the flattest area of lot. 2075 Las Palmas Drive - Carlsbad, California 92OO9-4859 «• (619) 438-1161 Pasco Engineering, Inc. May 19, 1989 Page Two b) Driveway is located so as to minimize grading. c) Lot is terraced in order to avoid a high graded slope, add interest, and minimize disturbance to the land. Conditions 1. A landscape plan shall be submitted to show landscaping of graded slopes in conformance with City standards (See Landscape Guidelines Manual) before the issuance of grading permits.
