SUBJECT: HILLSIDE DEVELOPMENT PERMIT HDP 89-15, 3160 FALCON DRIVE.
APN: 167-112-07
The City has completed a review of the application for a Hillside Development
Permit to allow the subdivision of the above referenced 2.2 acre parcel into four
single family residences.
It is the Planning Director's determination that the project is consistent with
the City's Hillside Development Ordinance, Chapter 21.95 of the Carlsbad
Municipal Code and therefore APPROVES the request based on the following findings
and conditions.

Hillside conditions have been properly identified on the constraints
map which show existing' and proposed conditions and slope
percentages.
No undevelopable areas exist on the site, i.e., slope over 40%, as
identified on the constraints map.
All development is designed to minimize grading and utilize flat
portions of the site for the residences.
Grading of the lot and hillside development including the subdivision
into 4 lots is compatible in size and scale to adjacent residences.
The approved exhibit, Exhibit "A", dated April 19, 1989, is on file
with the Planning Department and is hereby incorporated by reference.
