PROJECT DESCRIPTION/EXPLANATION
PROJECT NAME:Robertson Ranch
APPLICANT NAME:CalavPra Hills 1T LLC and Rathertson Family Trust
Please describe fully the proposed project by application type.Include any details
necessary to adequately explain the scope and/or operation of the proposed project.

Description/Explanation:
•
The proposed project involves modifications to land use policy documents and
proposals for development permits over 403.7 acres of undeveloped agricultural
lands east of El Camino Real, south of Tamarack Avenue, referred to as
Robertson Ranch.
The property is divided into two ownerships, the 184.3 acre East Village, owned
by the Robertson family, and the 219.4 acre West Village, owned by Calavera
Hills II, LLC.The project proposes a maximum of 1,122 residential dwelling
units of varying densities, local shopping center, school, community park, RV
storage, roads, detention basins and open space.
A package of several permits are requested; a General Plan Amendment (whole
Ranch), Zone Change (small portion East Village), Master Plan (whole Ranch)
Local Facilities Management Plan Amendment (Zone 14),Vesting Tentative Tract
Map (East Village only),a Hillside Development Permit (East Village only), and a
Special Use Permit (East Village floodplain area).
The proposed Master Plan will establish land use regulations, infrastructure
improvements, and a circulation pattern for Robertson Ranch.The Master Plan
preserves approximately 160 acres of open space, including conserved natural
habitats, restored manufactured slopes, and pollution control basins.
The project is anticipated to be developed over a period of approximately 10
years,in response to market demands.The proposed Master Plan and Zone 14
Local Facilities Management Plans include detailed project descriptions.
