1 - 2% gradient across both Lot 6 and Lot 11. The site was
originally graded as part of the improvements for the Carlsbad
Research Center, Tract 81-10.

16. The construction of' this building could encourage development of some
support uses such as restaurants and office supplybusinessés. Such
developments would serve much more than this building, so it is not
significant by itself. Also, any development within Tract 81-10 must
come under the requirements of the Carlsbad Research Center Specific
Plan.-

No. 10330 in the Office of the County Recorder of San Diego County, California,
describedas follows:
PARCEL 1
A strip of land 15.00 feet wide, the centerline of which is described as
follows:
BEGINNING at a point on a curve in the northwesterly line of said Lot 6, said
curve being concave northwesterly and having a radius of 742.00 feet, said point
being distant along said curve northeasterly 2.13 feet through a central angle
of 0°09'53 from the northwesterly corner of said Lot 6, a radial line of said
curve from said point bears North 27°37'36 West; thence South 71031I22u East
31.90 feet; thence South 39030l48u East 230.23 feet to a point hereinafter
